Energy Performance Certificates

All residential properties in the UK are required by law to have a valid EPC (energy performance certificate). What is an EPC?

An EPC is a report that provides information on your home's energy usage and carbon dioxide emissions, and makes recommendations and suggestions intended to help you reduce said usage and emissions. The report is completed by an accredited domestic energy assessor (DEA); when it is finished, your home or rental property will be provided with an official energy performance certificate.

Whether a residential property is newly built, for sale or available to rent, UK residential property law requires that it must have a valid EPC.

What information is included in an EPC?

Based on the observations of the DEA, your home will be assigned an energy efficiency rating and an environmental impact rating. The assessor will take into account, amongst other things, the amount of low energy lighting used in your home, the central/water heating system, whether your windows are double glazed and whether your walls have been properly insulated.

The assessor will then make recommendations based on their observations, intended to help you improve the energy efficiency of your residential property, and will estimate these changes effects on the fuel cost in your home.
