Residential Conveyancing

Moving home is a hugely significant step so it is essential you have the best conveyancing solicitors working for you, to ensure everything runs smoothly.

The residential property conveyancing work we will carry out on your behalf will depend on whether you are buying or selling a property but generally, it is a three stage process:

Agreeing on the sale

Once a sale is agreed on the property, a number of checks will need to take place before it can proceed. These include confirming the identities and addresses of both the buyer and seller, as well as ensuring the funds are available for the purchase.

Key information about the property will also be gathered and it is at this stage the survey and local searches will be carried out. Any issues that may arise as a result will then need to be resolved before contracts are prepared, checked and ready to be exchanged.

Exchange

Once the contracts have been prepared, drafted and thoroughly checked, a date for exchange will need to be agreed. We will arrange for you to sign your contract and will coordinate the exchange so that the sale becomes legally binding.

Completion

This is the day when everything is finalised and the sale goes through. It typically takes place two weeks after the date of exchange to allow time for all the final paperwork to be prepared and completed and for the funds to be made available for the property purchase. Once all payments for the property and fees have been made the sale is complete and the new owner will be registered with the Land Registry.
