Charlotte joined Lanyon Bowdler in 2020 as an associate solicitor within the firm’s commercial and agriculture property department. Charlotte is based at our Oswestry office and represents clients from all over the county and further afield. Charlotte qualified as a solicitor in 2009 having completed her Legal Practice Course at the College of Law in Chester. Before joining the firm Charlotte worked for a reputable regional Legal 500 firm and before that in-house for international bank, Deutche Bank. She brings a wealth of commercial property experience with her.

Charlotte deals with all aspects of commercial property and specialises in acting for developers, charities and the leisure & hospitality sector.

The work Charlotte deals with on a day to day basis includes:

  • freehold acquisitions and disposals
  • leasehold acquisitions and disposals
  • acquisition of properties for SIPPS
  • dealings with all aspects of the property development cycle from acquiring sites, dealing with infrastructure agreements, to site set-ups and plot sales.
  • complex leases, deeds of surrender, licences, deeds of assignment and rent deposit deeds- acting for both landlord and tenant
  • acting for lenders on secured property lending
  • complex non-conditional & conditional contracts, option & call option agreements, promotion, overage & clawback agreements.

Charlotte’s client base ranges from individuals embarking upon their first business venture to plcs, to large property developers, charities and banks & finance providers.

Charlotte is on the committee of Shropshire Law Society and is a member of the Institute of Hospitality and Women in Property West Midlands Group.

Charlotte was also president of Shropshire Law Society in 2018/19 and during her time as president raised over £3,000 for local charity, Shrewsbury Town in the Community.
